Villa Gemme is indeed a real gem on the French Riviera. Located on a peaceful hilltop above Cagnes Sur Mer, this luxury villa provides magnificent views of the Mediterranean Sea, Antibes, the Esterel mountain range, and the snowy Alps. Situated only five minutes from the beach, all necessary amenities are within walking distance, including numerous Michelin-rated restaurants. The 4400 sq. foot home sits on a large, wooded lot and is comprised of three levels. A winding, private road leads from the main road up the hill to the villa. Guests drive through century-old trees and should keep a look out for the resident hawk and owl. The garage accommodates two large cars, and there is a separate parking lot for another six cars should you wish to invite guests during your stay. With the glimmering sea right in front of you, the infinity pool with a jet (and a small round area for children), and the medieval Haut de Cagnes Grimaldi castle – you can sit, relax, and marvel the views for hours.
A soaring ceiling in the entry beckons you to the main reception area consisting of a large dining room with a red marble dining table. You can immediately start enjoying the breathtaking views from the large, multi-layered terrace with enough chairs, sofas, and lounge chairs to fit every taste and wish. The large kitchen is fully equipped with gas stove, oversized fridge/freezer, built-in fryer and lava grill, two separate sinks, and a large dishwasher. The floor-to-ceiling sliding glass doors invite you out on to the terrace with its 12-person, solid stone outside dining table. The adjacent summer kitchen has a separate sink, refrigerator, large barbeque, and an authentic build-in pizza wood oven. With a chilled beverage in hand and wafting aromas of barbecue in the air, what better venue to enjoy the glorious sunsets, the sea views and the awakening nightlife in the medieval Haut de Cagnes on the hill across the way?
The Master bedroom, on the ground floor, offers a king-size bed, floor-to-ceiling mirrors and built-in wardrobes. Marble stairs take you to the luxury bathroom with two sinks, toilet and bidet, rain and jet shower, and a large bathtub. The master bedroom also opens to the side of the terrace and the large back gardens off the house. The Master bedroom has a A/C unit.
The elevated ground floor hosts two double bedrooms, one with a king-size bed, the other with two single beds. Both rooms have their own full en-suite bathrooms with all amenities. Rooms open up to a private terrace, letting you further enjoy the sun, fresh air, and century old cedar trees above. Curved marble stairs lead to the three bedrooms on the first floor. The first one has a large sea-view terrace, separate library/study, and a 3-piece bathroom with all amenities. The remaining two bedrooms each also have fully equipped separate bathrooms. Both rooms open up to another small terrace. All bedrooms are extremely airy, very bright, with large floor-to-ceiling sliding doors.
Bathrooms:
The master bedroom has a bathroom with 2 sinks, toilet and bidet, rain and jet shower, and a large bathtub. All remaining bedrooms have their own fully equipped bathroom with toilet, separate shower, bathtub, bidet, and towel drying radiators.
The first floor also hosts an open playroom corner with a large LCD TV, Playstation3, Wii, and enough family games of all kinds and varieties. A state-of-the-art home theater, multi room (including outside) speaker music system and a movie library of over 400 movies will ensure the whole family will be entertained at any time. Full Sky satellite package with movies and sports channels is also available. High-speed Wi-Fi throughout the house will enable you to tweet, chat, email, or post your unforgettable experiences on Facebook even from alongside the pool. A dedicated office is also available should you need a quiet space to make a phone call or send an email. A professional telescope will keep you engaged for hours gazing at the bright stars, planets, and galaxies on the warm cloudless Mediterranean nights. For your convenience, the villa is equipped with a laundry room with separate washer, dryer, ironing, etc.
Please note that upon request,up to 4 single beds can be placed in 4 of the 6 bedrooms to accommodate up to 16 people.
In addition to the pool area, the property also hosts a meandering walking path featuring lemon, mandarin, guava, eucalyptus, olive and centuries-old cedar trees, and a large back garden with its variety of cactuses and roses. A dedicated boule playing field will take you even closer to the lifestyle of the French. And to cap off outside activities, there is a table tennis table and large trampoline under the trees.

Cagnes Sur Mer is located in the heart of the Riviera, on the fantastic Mediterranean coast and less than a ten minute drive from Nice Cote d'Azur International Airport. This charming town provides an excellent base from which to investigate the rest of the Cote d'Azur. Within easy reach by bus/train/car are Nice, Cannes, Antibes and the principality of Monaco, together with the famous Italian Market at Ventimiglia. Cros de Cagnes is often said to be the last authentic village left in the Cote d'Azur, possibly due in part to the fact that it still has a port exclusively used by the fishermen. This also helps Cagnes to have many fabulous restaurants, with a number of them having Michelin Stars to their credit. There are also several markets held in Cros de Cagnes every week, as well a village center filled with shops and the local Post Office. However, what Cros de Cagnes is best known for is its four km beach, complete with wide promenade that stretches from the Hippodrome Cote d'Azur through Cros de Cagnee to the Marina at Saint-Laurent du Var.
