Villa Cispius is a grand Tuscan estate that has been completely restored to its former glory. Situated on a hill overlooking the valley below and the town of Lucca beyond, this property offers the unique combination of quintessential Tuscan elegance coupled with peace, quiet and privacy. Built in the 7th century upon an authentic Carolingian fortress, the villa is located in the heart of an estate of olive and cypress groves. A cypress-lined driveway leads to the estate. The villa’s main structure, set on four floors, boasts spacious living areas, large panoramic windows, stone fireplaces, and superb ancient frescoes accurately restored. All eight bedrooms, most with ensuite bathrooms, are superbly and stylishly furnished and offer breathtaking views of the valley below. The guest house and chapel have been recently restored and host up to 10 guests with four bedrooms, each with ensuite bathrooms. The entire estate exudes elegance and charm through the use of antiques and traditional Tuscan elements.
The villa is surrounded by a formal, terraced garden that includes outdoor living spaces with tables and chairs, and an outdoor dining area with a BBQ – perfect for an al fresco sunset dinner while enjoying the stunning view! There is an immaculate swimming pool, surrounded by terracotta tiles and furnished with tables, deck chairs and umbrellas. An outdoor shower is available for guests’ use.
Please note: Children up to the age of 1 and older than 11 years are allowed. Also, the master bedroom on the second floor is closed for the owner’s private use.

The main house of Villa Cispius has four floors. On the ground floor are a large entrance hall, a small kitchen, and an enclosed frescoed veranda with glass doors that open to the garden. Also on this floor are the pool dressing room, the wine cellar, a powder room, and the laundry room. On the second floor are another entrance hall, a living room, a fully equipped Tuscan kitchen (which includes a stove, oven, refrigerator, microwave, and dishwasher), a bedroom with a queen bed and an ensuite shower bathroom, one bedroom with a queen bed, one bedroom with three twin beds, and two shower bathrooms. On the third floor are a small kitchen, the formal living room, the formal dining room, the library, a powder room, and one bedroom with a queen bed and ensuite bathroom with a bathtub. On the fourth floor are a living room, a small kitchen, a library, three bedrooms with queen beds and ensuite shower bathrooms, a bedroom with a queen bed, and a shower bathroom.
In the guest house, there are four bedrooms with queen beds and ensuite bathrooms with bathtubs, a staff room, and an office with a computer and high-speed Internet.

From Villa Cispius, there are a variety of day trips to enjoy. In Lucca, only 3 miles away, you’ll find a quaint but urban city with few tourists, many Romanesque churches, and piazzas vibrant with life. In Pisa, 10 miles away, you’ll find the famous leaning tower, monumental architecture, historical landmarks, and many cultural and artistic diversions. Pisa is also home to one of the Italy’s most prestigious universities. At a distance of 30 miles is Florence, where you’ll be astounded by its historic and cultural sites. If you are interested in the beach, Livorno, the largest city on the Tuscan coast, is only 30 miles. From there, you can drive the northeastern Italian coastline to sea resort towns such as Quercianella or Castiglioncello.
