Both a boat and a car can get you to the villa. When you arrive, the mirrored lake will welcome you and provide a picture-perfect setting for unwinding or simply relaxing by the pool on the terrace.
You will have the villa all to yourself, giving you privacy and the chance to spend quality time with Italy's most romantic lake.
Savour your meal or Aperitivo while taking in the charming view of the lake from our gazebo, which provides a haven from the mild heat.
When the weather gets wild, you can enjoy the tranquil lake views from a broad neoclassical-style veranda.

Interior:
With room for up to 14 people, Villa Water's edge is the perfect retreat for a family reunion. The large windows that provide a view of the winding landscapes soften the neoclassical furniture and create an opulent, cosy haven.
The property features a large kitchen, gorgeous bathrooms, cosy rooms, wi-fi, air conditioning, satellite TV, and a private lift.
Large windows that let the outside in and lead to balconies with mesmerising views ensure that the magnificent lake is always present in each of the villa's seven rooms.
Savour the sensation of floating on soft waves from the romantic balconies as you take in the day's changing splendour of the surroundings. Over seven bathrooms adorn the villa, one more sumptuous than the other. The dramatic bathrooms let you indulge in the feeling of luxury with its sleek precious marble and amenities like make-up mirrors, hair dryers, and towel warmers.
Ground Floor:
A veranda, living room, dining room and large, fully furnished kitchen with granite countertop, gas stove, oven, microwave, refrigerator and two dishwashers are all located on the ground floor.
This kitchen is the ideal setting for meals and banquets that can be enjoyed in the spacious dining room (12–16 people) or on the Belvedere terrace, whether you intend to cook or delegate the task to someone else.
In addition, there is ample furniture in the art nouveau style and a stunning view of the lake to greet guests. Along with a guest bathroom, a lift, a magnificent Carrara marble staircase leading to the upper floors, and a well-equipped laundry room (complete with a washer and dryer) are also located on the ground floor.
First Floor:
Exquisite liberty-style furniture on the first floor, bold and generous, unifies the entire area.
After a long, busy day, unwind in the elegant living room with its fireplace, plasma TV with satellite cable, and comfortable seating.
The three bedrooms are separated into a Master Suite with a private terrace and two double bedrooms, each of which exudes luxurious comfort and views of the outdoors. Each of the three bedrooms has a satellite TV, a private bathroom and a private wardrobe. The bathroom in the master suite features a bathtub, separate shower and double sinks. The bathrooms of the two double bedrooms feature a bathtub and a shower head.

Second Floor:
The remaining four bedrooms are located on the second floor, accessible via the marble staircase. Each of the three bedrooms has a satellite TV, a private bathroom and a private wardrobe. The first double bedroom has a wardrobe and an en suite bathtub bathroom. The second double bedroom features a wardrobe and an en suite bathtub. A shower-equipped ensuite bathroom and a wardrobe are features of the third double bedroom. A shower-equipped ensuite bathroom and a wardrobe are features of the fourth double bedroom. On this floor there is also a nice veranda equipped with a ping pong and foosball table and one guest’s bathroom.

Parking: For your convenience, the village offers two covered parking spots. Walking time to the villa from the parking area is about five to seven minutes. Please contact us if you need any help or if you have any questions.
Important: A private Jeep transports luggage from the parking lot to the villa.
In case visitors need assistance getting to the village, the Jeep is also available.
Purchasing groceries in advance is strongly advised.
The terrace provides a calm connection to the water and direct access to the lake. If you own a boat, you can choose to moor it in the exclusive Darsena. Please confirm that the boat's measurements fit the dock. It is also possible to moor in front of the villa by using the village's small harbour.
