Casa Haute rests atop one of the beautiful hills that make up the heart of Romagna Toscana, a wonderful mix of Emilia Romagna and Tuscany. Serene and restful, this vacation rental lies off the beaten track, on the border of the Foreste Casentinesi, a National Park extending southward into Tuscany .
On the north side of this peaceful and lush valley, you will find the tiny Tuscan village of Lutirano; on the other side, 3 km down the hill in Romagna, Tredozio, with its quaint restaurants, butchers, bakers, general stores, bars, banks and post office.
Casa Haute is just half way between Florence (Km 85) and Bologna (80 km). Ravenna, capital of the world's finest Byzantine mosaics outside of Istanbul, is 45 km away.

Casa Haute is set atop the highest ridge, where the sun rises over the Romagna Apennines to warm the pool and the shaded breakfast loggia, and sets behind the Apennines of Tuscany that stretch out endlessly from the front of the house.

Casa Haute, originally a shepherd's house, has been totally restored in 2005. The owner has used the finest local materials - terracotta flooring, chestnut from their own trees and tiles from the nearby factories of Faenza. All modern comforts are built in. It has a large garden with patios, lounge chairs and a panoramic swimming pool overlooking the valley. (10x5 mt, depth 1,20/1,90 mt - open from May 10th-September 27th))

INTERIOR DESCRIPTION
Casa Haute consists of two large accommodations, connected by an internal staircase. Each unit sleeps 8 and together accommodates up to 16 people in 8 double bedrooms and 8 bathrooms.

Casa Haute - Ground floor Accommodation 8 people - 4 bedrooms and 4 bathrooms

Entrance from the large living room with access to the garden, large fireplace, comfortable red sofas and Sat TV. Ceiling fan. DVD and Stereo with CD Player and radio.
Overlooking the green hills of Tuscany, the dining room and a fully-equipped kitchen. The dining room has a table for 8, access to the garden, gorgeous view over the valley.
The brand new kitchen is fully equipped with (American coffee machine, kettle, dishwasher, oven, gas range, microwave, fridge and freezer)
This floor features 3 double bedrooms and 3 bathrooms.
From the living room a corridor leads to the bedrooms area.
One double bedroom with ceiling fan and built-in closets.
One twin/double bedroom with access to the patio, ceiling fan and built-in closets.
Next to the bedrooms: One pink bathroom with shower & one green bathroom with bathtub (hand held shower).
On the other side of the house there is an extra bedroom with twin/double beds and a Blue bathroom with bathtub. This bedroom has access to the garden but no ceiling fan.
A wooden staircase (15 steps) leads to the first floor where you find a further double/twin bedroom with ceiling fans next to its own bathroom with shower.
The facilities include also gas-fired water and central heating, washing machine in the laundry area.
A BBQ is also available.
8 Sun long chairs and garden furniture for 8 are available for the guests.
The 5x10 mt. pool is set in the lawn adjoining the house.
Car parking is discreetly out of sight.


Casa Haute - First floor Accommodation 8 people - 4 bedrooms and 4 bathrooms

GROUND FLOOR
Entrance from the ground floor. There is a large entrance hall / dining area with a large table for 16 and a fireplace. This dining room is perfect when both the apartments are rented by the same group. In fact at the end of this room there is a door that connects from the interior of the two units.
On this level there are also a large laundry room with washing machine, a sink, iron and iron board and a large, modern kitchen equipped with gas range, fridge, freezer, oven, microwave, toaster, dishwasher, American coffee machine, kettle.

ATTENTION: This kitchen is available only when the two units are rented at the same time by the same group. Otherwise it will not be open. Guests renting both the apartments will be allowed to use ONLY the two kitchens located on the ground floor of the villa. The third kitchen on the first floor will not be available.

From the entrance hall a 20 steps staircase leads to the first floor where all the bedrooms, bathrooms and living areas are located.

FIRST FLOOR
All the rooms of this apartment have marvelous views over the country!
Spacious living room with fireplace, yellow leather sofas, Sat TV, DVD, CD player and ceiling fans.
Dining room with a wooden table for 8 connected to the open space fully equipped kitchen. Gas range, fridge, freezer, oven, microwave, toaster, dishwasher, American coffee machine, kettle.
On this floor there are also 4 double bedrooms with bathrooms.
A corridor leads to the bedrooms area.

One twin/double bedroom. Ceiling fans and built - in closet.
Two bathrooms just in front of this bedroom. Each bathroom has a shower.
